Our Mold Removal Services Case Studies: High humidity leads to mold in Englishtown basement

Sunday, November 4th, 2018 by Brian Gural

A homeowner in Englishtown, NJ had chronically high indoor humidity levels in his basement. In an attempt to prevent mold growth and other issues from this excess moisture in the air, he installed a generic store-bought dehumidifier. He found out the hard way that these dehumidifiers are not up to the task of dealing with the challenging below-grade environment of basements. These “big box” store machines aren’t built for heavy lifting. They don’t have the capability of extracting enough moisture from the air and they can only cover a limited amount of square footage, far less than the footprint of most homes. The homeowner found himself with surface mold growth throughout the basement. Mold in basements and crawl spaces produces mold spores that travel on air currents throughout the home. So, mold growth down below affects the air quality in the home’s living areas.

The homeowner contacted Mold Solutions to treat the mold problem and prevent future mold growth. To treat the mold, we applied an EPA-registered antimicrobial (MAPS 1)  followed by a patented sealant (MAPS 2) that encapsulates the mold and destroys it at the cellular level rendering it inert and harmless. As long as the building materials are structurally intact, we treat the mold directly right where it sits (usually in less than a day), so homeowners can avoid expensive tear-out and renovation projects.

To keep down indoor relative humidity levels so that mold cannot take hold, we installed a commercial-grade Sani-Dry Sedona dehumidifier. These dehumidifiers are specifically designed to work in basements and crawl spaces 24/7 and turn on and off automatically with a built-in hygrometer. The Sedona are built to handle spaces up to 3000 square feet without breaking a sweat, which was about double the size of this basement. Also, we install these machines so that they drain the extracted water into the sump pump or into a condensate line outside of the home. There is no water pan to worry about emptying or overflowing. For homeowners, these machines are maintenance-free and worry-free.

The homeowner was pleased with our efficient and effective mold treatment process and our dehumidifier installation. His only regret was not doing it right the first time so that he could have avoided this mold problem in the first place.
