The best way to prevent mold growth is to eliminate excess moisture. keep indoor humidity levels low. The EPA recommends indoor relative humidity levels be kept between 35%-50%. High humidity levels indoors lead to mold, mildew, and high concentrations of biological microorganisms such as bacteria and dust mites, all of which can affect the health of occupants.
Ways to Control Moisture and Keep Water Out of Your Home
- Improve foundation drainage around the house to reduce the chance of exterior moisture getting into the house.
- Close up and seal crawl space vents that allow water and hot humid air to enter.
- Seal the dirt floor with a heavy duty vinyl vapor barrier.
- Install a sump pump if your crawl space or basement is wet or soggy.
- Properly grade the land around your building so that water flows away from the house, not towards it!
- Keep your roof in good repair by replacing any missing roof shingles.
- Keep gutters and downspouts clear of debris that could block water flow.
- Repair or install flashing around chimney and plumbing vent stacks.
- Check around windows for damage and water seepage.
- Keep dust to a minimum. Mold can grow on organic material found in dust.
Ways to Prevent Excess Humidity and Condensation in Your Home
- Install an energy-efficient dehumidifier in your basement or crawl space. Basements and crawl spaces often have notoriously high humidity levels.
- Open windows or run ventilation fans in bathrooms when taking a shower. Fans should be vented directly to the outdoors, not into the attic or wall voids.
- Make sure that dryer vents extend to the outside.
- If you use a humidifier, make sure it doesn't increase humidity levels over 50%.
- Install an attic fan if you don't already have one, and if you do have one, make sure it is working!
While you can't eliminate all mold spores in your house or completely prevent them from entering, taking the above precautions will go a long way in preventing mold growth.
