Unfortunately, the attic fan was broken. Attic fans cool hot attics by drawing in cooler outside air from attic vents (soffits and gables) and pushing hot air to the outside. To ensure good attic ventilation, it is important to make sure that the soffit vents are not blocked, that the attic is well-sealed from the rest of the home so the attic fans don't suck the cooled conditioned air out of the house, and perhaps most important, that the attic fan is in good working condition! Most homeowners know that you need attic fans in those hot Jersey months to vent out that hot air. But attic fans are all important during the winter! During the cooler months, attic fans help reduce winter moisture accumulation caused by the increase in the temperature variation between the indoor and outdoor air. Moisture formation is a common trigger for mold and fungus growth, insulation damage, and wood rot.
The homeowners did not know how long the attic fan was not operational, but the damage had been done. The moisture and high indoor humidity triggered mold growth throughout the attic. Because mold spores circulate on air currents throughout the home, mold in the non-living areas like basements and crawl spaces will find its way into the living areas of the home. The homeowners called a repair person to fix the fan, and called Mold Solutions By Cowleys to treat the attic mold. We treated the entire attic with an EPA-registered anti-microbial (MAPS 1), followed by our patented polymer sealant (MAPS 2). Any mold that comes into contact with this unique application is completely destroyed and rendered inert, harmless, and non-allergenic. The special feature of this sealant is that it is moisture-sensitive and will reactivate to prevent the return of any new mold growth in the treated area.
We tried scrubbing the mold stains off, but the stains were deeply set in. It was apparent that this mold had been growing on the wood for quite awhile. Residual mold stains, while unsightly, pose no health risk. For non-living spaces like crawl spaces and attics, it is an aesthetic choice to remove these stain.
