Jill Esposito, a Brick resident, has been with Cowleys for over a decade. Prior to joining us, she already had extensive experience in the pest control industry. She has been instrumental in helping Cowleys growth and success. Every day she is “raring to go,” bringing unmatched boundless energy to her dual positions of Appointment Center Manager and Production Manager. Jill is able to hold these two positions because she has the energy of two people (although some of us are convinced that she is cloned and there are actually two Jills doing the work!).
As Appointment Center Manager, Jill oversees the office staff, ensuring that our day-to-day office operations run smoothly. Excellent customer communication is essential for us to continue to maintain high levels of customer satisfaction, our key benchmark of success. To that end, Jill helps us optimize the effectiveness of our customer service representatives. She ensures that our incoming customer calls are handled professionally and appropriately, and that our out-going calls are handled expeditiously with follow-up calls made as needed. For quality control, Jill will periodically audit phone calls for training purposes (or as she calls it, “benevolent eavesdropping”). Jill is always on the looking for innovative ways, including new Information Technology (IT) applications, for Cowleys to provide the best possible customer service.
As Production Manager, Jill works to optimize the daily routes for over 15 technicians criss-crossing a good part of the state, ensuring that our field operations are flowing smoothly, and that our technicians given the support they need. Our field work is dynamic and must be periodically adjusted throughout the day. To accomplish this, Jill knows the ever-changing “big picture” throughout the day — where every technician is working and the estimated length of time to complete the assignment. She modifies schedules to maximize efficiency and productivity, so that we can and deliver the best customer service. To better interact and facilitate communications with our field technicians, on her own initiative, Jill became a licensed NJDEP commercial pesticide applicator. Also, as a Certified Sentricon® Termite Baiting System Specialist, she has a thorough understanding of termite control.
Jill gladly adds one more seasonal responsibility to her already full platter. To her, it’s a way of spreading some much needed holiday cheer. Nearly single handedly, she manages all aspects of our Christmas Decor lighting display business, including scheduling, follow-up, account management and coordinating the worker elves (after all these years, the elves still think that Mrs. Claus is calling the shots, but that’s our secret!).
Jill spends her off-time relaxing with family and friends. With her husband, daughter, two cats, and three rambunctious dogs, there is never a dull moment in the Esposito household. She is especially proud of her daughter, Brandi, who is studying graphic design at Johnson & Wales University in Providence. Jill loves the beach and the Jersey Shore summers where she can just lay back and relax in the sun while listening to the ocean surf.
A homeowner in Metuchen, NJ, was in the process of selling his home and during the home inspection, mold growth was found in the crawl space. There was groundwater seepage into the crawl space and high humidity levels making this enclosed area of the home the perfect environment for mold growth. The homeowner contacted Mold Solutions by Cowleys and we were sent out. \
We treated the affected areas with our EPA registered anti-microbial called MAPS 1, which attacks mold on a cellular level and kills it instantly. We then scrubbed away the mold and applied MAPS 2, which is our patented sealant that encapsulates the surface mold is growing on and renders the mold non-allergenic and harmless. MAPS 2 is also moisture-sensitive and reactivates whenever it gets wet to prevent the return of mold.
In addition, when there is mold growth, it is important to identify and fix the underlying issues causing the mold growth in the first place. With groundwater seepage, we recommend crawl space encapsulation and, of course, an efficient dependable sump pump. To keep down humidity levels, the only effective long-term solution is dehumidification. Here, the sellers asked us to install a SaniDry Sedona dehumidifier to keep down moisture in the air, so mold would be unable to form.
The SaniDry dehumidifiers that we install and service are made with commercial-grade components. They are specifically designed to operate in basements and crawl spaces where humidity levels, especially during the summer, can skyrocket. These dehumidifiers operate automatically with a built-in hygrometer, and they empty into the drainage system, so there is no water pan to empty.
Our process was more than enough to give the prospective buyers complete assurance that the crawl space mold was no longer an issue and the sale of the home continued without any issues.
Homeowners in Toms River, NJ, found that groundwater had entered the basement. Fortunately, it wasn’t a great amount and the cleaned it up and fixed the crack where water was entering. Unfortunately, as this homeowner found out, it doesn’t take much water to trigger mold growth. A couple of days later, they checked the basement and noticed some mold growth on the sheetrock. Mold will attach to any organic material and use it as food, dissolving it with powerful enzymes. Even though sheetrock is made of inorganic gypsum, it has thick sheets of paper that mold will attach to.
Here, the sheetrock was not structurally damaged and we could treat the mold directly. As often happens, as long as there is no loss of structural integrity to the materials, we can treat the mold — often in less than a day — and leave the materials alone, avoiding an expensive tear-out and renovation project.
The homeowner was pleased that we could quickly resolve the mold issue. With the groundwater problem fixed, this homeowner should not have a return of mold.
Recently, a property investor who owns and manages a 4-unit apartment building in Oceanport, NJ, contacted Mold Solutions By Cowleys to treat a mold problem. His building had a significant water intrusion event. A water pipe had burst in one of the 2nd-floor units, which, in turn, caused fairly extensive flooding in the apartment underneath.
Since the water problem was caught quickly, the landlord thought that there would not be enough time for any mold to set in. It’s a pretty common misconception that it takes a while for mold to start forming after a water leak. In fact, mold starts growing immediately. Mold spores will attach to damp or wet organic materials — wood products, ceiling tiles, cardboard, wallpaper, carpets, drywall, fabric, and even insulation — as long as there is enough water or moisture and temperature conditions are right (mold thrives in hot, humid surroundings). Some strains of mold can easily grow within 24 to 48 hours from the water intrusion event and begin to colonize a day or two thereafter. While it may take a week or two before mold grows enough to be seen by the naked eye, mold is often there at the microscopic level. Inevitably, there is a delay between mold formation and when it is first discovered.
With this particular job, mold growth was discovered when renovations started a short time later. They immediately called us to make sure this mold problem was handled correctly and there were no tenant mold-related complaints down the road.
We treated all of the mold-affected areas with two products, an EPA-registered antimicrobial called MAPS 1 followed by a patented sealant called MAPS 2. This sealant, available only to licensed distributors, completely destroys mold, rendering it harmless and non-allergenic. MAPS stands for Mold Abatement Polymer Solutions. MAPS 1 attacks mold at its DNA and kills it immediately while MAPS 2 is a patented sealant that encapsulates the surface mold is growing on and renders the mold non-allergenic and harmless. MAPS 2 is also moisture-sensitive and reactivates whenever it gets wet to prevent the return of mold.
The Mold Solutions crew was able to treat this mold problem in less than a day, and the renovations were back on track for this landlord with no time loss.
